Commercial Plumbing Leak: Find the Source and Limit Damage

A puddle is a symptom, not a diagnosis. First separate a supply leak from a drain leak or condensation, then isolate only the service you can positively identify.

Safety first: Keep people away from water near electrical equipment. Do not enter standing water, touch wet switches, or operate an unidentified valve. Fire-protection piping is not a domestic-water shutoff.

What to do

Protect the area

Redirect foot traffic around the affected area. If the water is near an electrical panel, receptacle or powered equipment, keep clear and call qualified help before cleanup.

Find the first wet point

From a dry, accessible position, look above the puddle. A leak continuing while a fixture is unused may be on the supply side; a leak appearing only during draining suggests a waste connection. Do not run more water when it would spread damage.

Identify the service

Compare the pipe and valve labels with the site valve map. If trained and authorized, use a confirmed accessible domestic fixture stop gently. If it is seized, leaking or unlabeled, leave it for the plumber.

Contain only when safe

A bucket or absorbent pads can catch a small clean-water drip without blocking an exit. Do not treat sewage or water of unknown origin as clean water, and do not place a bucket beneath a sagging ceiling.

Verify the handoff

Record whether flow stopped, rooms affected and the time isolation occurred. Arrange repair and drying; check adjacent rooms and the floor below through normal safe access.

When to stop and hand it off

Uncontrolled flow, uncertain water origin, damaged piping, electrical exposure or a valve that will not close requires immediate qualified assistance.

Leave a useful maintenance record

Record the exact location, observed condition, time, actions taken, person contacted and follow-up owner. Keep unresolved items visible. A completed checklist means the check was performed; it does not automatically mean the equipment passed or is safe.
